My main concern is that if later down the road I decide to sale the note would I have a hard time finding a buyer with the Allonges missing. The Assignment of Mortgage/Deed of Trust does not seem to have a specific allonge with it. Nothing for certain that mentions "Without Recourse".

I forgot to mention that the assignments are not the originals either. Just the copies of what was filed with the county.

I'll check out Richmond Monroe as well though.

I am in the process of purchasing a note. The collateral file is missing two Allonges.

On the title service I purchased it shows the assignments are recorded showing going from A - B and then B - C but no allonges for those transactions.

What recommendations do you have? Would you continue with purchasing the note or would you request the seller provide the original allonges before moving forward?

Thank you, I will call them first thing Monday morning then. That's what I was leaning toward but I wasn't sure how freely they would give out the information.

I've never dealt with Detroit Taxes before and I knew there was no better place to ask then here. I received an O&E report(Effective date 8/22/2016 Search date 9/15/2016) and it shows that the taxes for the prior years have been caught up that it is just delinquent from this summer taxes. "ALL PRIORS ARE PAID. 2016 SUMMER TAXES ARE DELINQUENT PAY OFF GOOD UNTIL 09/30/2016." The amount the O&E reports that is still due is barely $100.

When I look at the county tax report it says differently. To me it looks like it says that they are delinquent by 3 years. 

2013 Subject to foreclosure

2014 Subject to foreclosure

2015 Delinquent

Also "ADDITIONAL TAXES OR ADJUSTMENTS MAY BE DUE FOR THE CURRENT YEAR.

PROPERTY TAX INFORMATION IS VALID AS OF BUSINESS DAY 9/14/2016.

PER OUR RECORDS THERE ARE NO OTHER OUTSTANDING DELINQUENT TAXES FOR

THIS PARCEL. CERTIFIED FUNDS REQUIRED FOR FORFEITURE YEARS."

Any other way to find out what is truly going on with this property?

For anyone that has purchased a Performing Note with FCI Diamond Status which due diligence reports would you recommend purchasing from their site?

Does anyone know of a reliable service provider that will go out to a property address and take photos for you and give a market analysis for that particular neighborhood? It would just be outside pictures as I will mostly use this as research for an additional source in deciding whether to buy a property or not. Looking for nationwide provider if anyone knows of one.
