Boise Idaho is Growing Fast,  but it isn't the only city in Idaho that is booming.  there seems to be a trend that follows Larger Cities expansions.  When the Big cities become to more expensive for new investors, new investors begin to look just outside of those Big Cities to the more affordable investments,  such as Aberdeen WA, from Seattle.  I too live in an Aberdeen but Aberdeen Idaho,   Is anyone investing in South Eastern Idaho currently, or watching for the investment deals that are coming up?    Idaho Falls, Pocatello, Rexburg, Blackfoot, American Falls, Aberdeen, Shelly, and Firth.  hit me up lets talk about the opportunities growing in that region.  I am a Realtor in the Area and would be more than happy to help you find your next investment!!

@Jack P. , thank you I really hadn't considered that zoning would be an issue on the 5 plex but ultimately it could change everything.  @Peter B., the property I have in mind is currently a 3 plex with some very unused space in the basement, it currently has a basement unit and two upstairs units however it has I would estimate around 700 sq feet of unfinished basement with a separated back door entrance from the rest of the units.    I have done some remodeling and construction myself and would hate to see unused square footage the size of a 2 bedroom apartment go to waste,  What types of things would make the space obsolete, so I can be certain to avoid them.

that is a good point @Antoine Martel I haven't looked at too many comps as there are some alternate factors.

My house is over 100 years old, but most of the properties with 4 or more bedrooms are going for 60,000 more than mine has appraised for.  somethings vary such as siding and roofing which is a bit older on my house than on the others as well as age, the other houses are only 40-50 years old so.  adding the two bedrooms and 1 bath should make it worth significantly more gauging by what the other properties are listed at but maybe I will also need to take care of siding and roofing before I get the full comp value along side other houses.

in my current house i have an unfinished basement i am adding two bedrooms and a bathroom in. What type of money should this add to the value of my house.

Perhaps i am in the wrong place but has anyone here ever converted a 3plex to a 4 or 5 plex and what are the biggest obstacles you may have faced in so doing?
