I think you can do this but definitely not as the book describes it.

I might be able to tell them pick out any color from this product line, or give them 3-4 options but letting them choose is how you get lime green paint and purple carpet and just create more expenses long term having to replace it in a few years when they move.

I do have some long term tenants I'd let pick from some options, but not go pick out their own stuff completely.

Is 10% pretty accurate for you?

I use 20% mostly because I don't have years of experience to get a number so I'd rather be safe than sorry.

Owning real estate isn't passive and short term profitable usually you have to pick.

If you want cash flow you have to manage your business, and work.

If you want passive you will give most of your profit to a property manager and expensive contractors.

People are chasing some sort of fantasy land passive income that doesn't exist unless you've inherited a large trust fund.

You just used to not having the money and it makes things easier.

I am not but sanding is to get a nice smooth finish not necessarily for bonding to the primer or wood.

If you keep painting over imperfections you just notice them more and more each time you paint and they get harder to remove later on.

All those unrealized gains are gone and your stuck underwater with negative cash flow investments. See all the investors who went bust in 2008.

Cash flow is what makes this sustainable, a company bleeding money has to find profitability eventually.

For 14k I'd assume the place is completely trashed.

Shop around, my guess is you can find this stuff allot cheaper outside your PM.
