Does anyone know of a good but cheap home appraiser in Richmond Virginia?

I am a 33yo residential/ light commercial hvac mechanic/ installer who has installed all types of equipment 

From:
(ALL BRANDS UP 5 TON)
-Air handlers
-Heat pumps
-AC unit
-Furnace
-Coils
-Heat water coils
-Minisplits
- Aquatherm
-hot water heaters

Looking for a seasoned real estate investor who will take me under thier wing and teach me hands on real estate investments

I work for a huge HVAC company here in Richmond who does all type of projects I also have done projects for Habitat for Humanity so I am familiar with the Energy Star program

I can offer you HVAC installation at a discounted rate and I have good credit as well

Also I have been studying real estate investment for some time now I definitely want to get involved with flips and eventually buy-and-hold deals

is there a strategy using hard money for buy and hold deals... I mean, I understand that investors use hard money for fix and flip but I'm finding it hard to understand how Would it work out for rental property

please someone give me some education

Va is a Tax Deed state. This means you have to come up with much more money because you are buying a property at auction, not just paying the taxes. Buying tax liens out of state can be done for smaller amounts of money, but I am not a big fan of starting out of state at anything.
