I have a duplex for sale and can't understand why it's not selling.  We've had a couple offers fall through.  I understand the condition, but the price is RIGHT.  If you guys have any thoughts, I'd love to hear them.

@Account Closed It's only inside that you notice.  After fixing everything up, there aren't cracks or anything, but the floor is obviously sloped.  It's certainly possible to lift and fix the property, but it's so risky and expensive that I can't imagine anyone choosing to go that route.

@Bruce Runn Thanks Bruce. We're getting 1350 for the upper unit. We vacated the lower unit but would get more for that one. Probably 2700-2800 total for a non-OO.

I'm attempting to sell a duplex that has some significant settling/sloping.  The property is sound, but it's very noticeable and is scaring off buyers.  Any advice?

I bought some real estate when I lived in Minneapolis years ago and have since moved out of state.  Although there are many disadvantages to managing property remotely, it does force you to learn delegation and system building (or pay the price).  

I have yet to buy anything remotely, but I'll be taking on that challenge this year.  Hoping to 1031 a couple properties into an apartment building back in Minneapolis.

I'm just getting back into the game again, so I'm just getting started in my search.  @Dan Coleman has been helping me out searching remotely.  Nothing yet.

Dave Crussel that's very similar to what I'm looking for. I was planning to 1031 a couple duplexes into an apartment building this year.
