I just started using BaseLane (this month).

Has a ton of flexibility and some nice add-ons. Customer service has also been top notch. Definitely worth a look.

Hey investors. I was curious how those of you that work with partners clearly define the roles and benefits within your entity. I am looking to partner with a close friend of mine (we've worked together many times before with both of us in various roles) to primarily do rehabs for LTR and/or resale. He is a contractor by trade and I am the sales and numbers guy to loosely define us. How would you recommend, or what resources would you refer for us to properly figure out how we spend our time and appropriately get compensated for it? What do some of your partnerships look like? Thanks.

Thanks for sharing David. Definitely an inspiration as a new investor and I appreciate seeing the approach you took. What are your plans for 2025?

Thanks Jonathan. Hadn't heard Azibo mentioned before so I'll look into that.

I'm purchasing with a bit of equity to start, plus I'll have put 25% down on purchase and am making a few upgrades. I'd love to have a small line of credit on the property before the end of the year to cover any other repairs or upgrades that will need to go into the property. I realize there are not many banks that offer this.

Hi all,

I'm scheduled to close on my first 3 family next month. I'll take any and all advice any of you have, but the two things I'm looking for specifically are: what sites, services, and/or software you use and recommend for sceening and managing tenants? And, which lenders I can look into regarding HELOC's on investment properties such as the one I'm purchasing? Thanks in advance!

-Jeremy

Quote from @Savannah Holzer:

Hey Jeremy - congrats on closing on your first triplex! I was actually born in Hartford - would love to know how the market is over there!

 Hi Savannah,

Still trying to get a grasp on the market in Hartford myself.  I've been researching and viewing properties throughout the South end area and a little bit on the North end.  Rents have increased significantly but so have housing prices.  Trying to balance proper due diligence against my desire to just acquire a bunch of mediocre units!

Hi all!

New-ish investor looking to build a rental portfolio in the Hartford, CT area. Currently scheduled to close on my first triplex next month and excited to connect with other RE professionals in the area to help me along. I have a background in wholesaling and flipping from my days working for a HomeVestors franchise in Philadelphia (2007-2011). I'm interested in learning more about owner financed deals, utilizing HELOC's, and the ongoing demands and requirements of being a good landlord/property owner. Thanks!
