Mark, It's great that you're looking to take massive action.. That having been said analyzing one deal a day isn't enough.. If I was looking to do what you are doing I would learn all the different analyzation techniques, get comfortable with them, learn "rules of thumb" to weed out deals not worth putting in ink.. What I think you'll find when you learn the deal analytics is that most deals are bad deals and if you can quickly comb through 25 or more deals a day to find one or two worth running the numbers on then you will be in much better shape.. So my opinion is to aim higher!

Ok so my parents are both retired and have recently bought a vacation home in Tennessee. They spend a couple weeks every other month at their vacation home and commute back to their primary home in Las Vegas.  Enough back story: They aren't excessively wealth but have money to invest.. I came across a 4 plex a couple miles from their vacation home.. Here's the numbers-

Purchase: 80k after 20% down

4-1 bedroom units renting for $425 mo ea

All units are rented and property is in good condition- also comes on 4.3 acres..

Looking for a down side here.. They would be putting it with a property manager.

Thoughts?

Thanks Guys glad to be here.. Unfortunately a lot of the meet ups are on the days that I work in the evenings.. But I will find a way to attend and yes education, education, education!

Hello! I'm excited to be a new member of the Bigger Pockets community.. I have done a lot of reading here but this will be my first post.. I initially invested years ago for appreciation and learned the hard way how not to do things.. I am now looking to invest in multifamily in my area and have joined several meet-up groups, put a lot of offers in and lost a lot of properties.. I have yet to attend any meetings but I am taking things one book, one step, one meeting at a time.. Thanks Glad to be here!
