 Following this thread as I too would like to get plugged in. Currently have 1 rental in Nashville and 1 Primary in Franklin that will become rental but looking for other opportunities.

Since our rental is zoned RS, we cannot do NOO STR but I was curious if terms greater than 30 days still require a permit to operate on AirBnB etc.? Thanks!

FWIW: penfed stopped HELOC on investment in April apparently (I called yesterday). Maybe in the future but they had no info on when it might be available again

For investment property I think it is 720.  680 if it is primary.

Still researching the AIO to see if it makes sense on my end but from the estimator seems like a great way if you are positive cash flowing and have large deposits each month to decrease daily interest.

So I found that Ridge Lending does AIO with investment properties 70% LTV to access equity. Seems like an interesting approach to have access for more than 10 years all while paying down the balance more rapidly than our convention 30 yr. Any experiences or cautions using this approach?

Slowly going through the list but thus far SouthEast Bank, PenFed are not offering HELOC on investment property. Figure does but its not a HELOC in traditional sense but they pull the full amount that you qualify for as a loan but if you turn around and pay it off right away, you can then have a re-draw as needed for up to 5 yrs. So might be good for some in a pinch if lenders are not offering right now. Thanks for this thread!
