Thanks for the replies so far. I previously checked with two brokerages in Georgia plus direct to Proper and CBIZ. Many won't cover because the house is too expensive and it is a protection class 10 (normal for Blue Ridge, GA). I tried Alfa, Foremost, Safeco, etc. Either won't cover, even more expensive than Proper, or coverage wasn't as robust as Proper/CBIZ. So I'm back to where I started - still looking for someone that uses CBIZ for STR. Maybe I'll be the first in this community because for basically the exact same coverage, I can't justify spending $3K more on Proper.

One correction - the annual premium difference is $3K (not $2K) - CBIZ is $5K and Proper is $8K/year.  Dwelling coverage at $900K, contents $50K, loss of income $80K, general liability $1MM/$2MM on both quoted policies.  CBIZ should be a no brainer, but customer reviews are sparse at best even though they've been around far longer than Proper, which worries me a bit.

Again, would be extremely grateful for some community feedback!

Thanks Collin.  Do you have an opinion on Proper vs. CBIZ?  Can you share who the other insurers are?  I did look into Steadily - the reviews on them were consistently poor.

To the broader community - would really appreciate any feedback you could provide.  Last post I could find with mention of CBIZ was 6+ years ago.  I have to believe some folks active in the community are using them.

Question for the community. Please note I've already looked at a number of posts and was not able to find a specific answer so posting here. I have a policy quote from Proper and CBIZ. I know the back story on Proper - founded by ex-CBIZ execs. It seems that both companies are quite reputable and are the only comprehensive STR insurance policies out there (designed specifically for STR including typical homeowners coverage). The two policy quotes are almost identical regarding coverages. The only material difference is as follows:

- Med pay is limited to $5K with CBIZ and Proper has no limit (up to $1MM)

- CBIZ has higher wind/hail deductible - policy is $2.5K but wind/hail is $9K (Proper is $2.5K across the board)

- CBIZ has sewer/drain back up limit of $10K and Proper has no limit (up to dwelling value)

That said, my quoted CBIZ annual premium is $2K less than Proper.  Again, for exact same coverage with the exception of items above.  I have found many positive reviews about Proper with the biggest complaint being that they are expensive.  I have found very little about CBIZ - good or bad.  I'm most concerned about the claim experience - I hear Proper is great, easy to work with, rarely deny claims.  Can't really find anything specific about CBIZ.

Hoping you all have some experience with CBIZ and are able to provide me with some feedback as financially, CBIZ is obviously the better route.  But saving $2K/year won't be worth it if CBIZ is known for being a PITA with claims.  Would welcome fresh thoughts on Proper as well.
