Staying under 500k, allows us to save quite a bit quickly so that we can still work/focus on buying real estate/multi fam in other markets.

20% down in AZ is WWWWAAAAAAYYYYYYY different than 20% down in CA. Lol

Well, my gf and I are both higher income earners, but we do NOT want to be house broke, so we are keeping it under 500k....which still hurts my heart to consider, lol.

So, are looking in that range (which still gives us a good amount of options), and I am looking for space (larger yard) prefer 4 bed, 3 is fine, with 2 car garage.....that is my mentality. I can do renovations/rehab...so it doesn't have to be turn key by any means.

@Lindsey Iskierka, I am looking in San Diego (from Oceanside/Escondido/San Marocs, all the way down to Poway). I would LOVE to buy a multi fam home, but I have moved around so much, that I need to buy a SFH, so my kids can have stability. So the idea of house hacking has to be put on the side.

What my gf and I will be doing is buying a SFH in order to establish roots. We will then start with saving for 20% for multi fams.....prob not in CA, but in AZ, where it is not too far, but so much more realistic.

@Lindsey Iskierka, having a baby is NO excuse. Hahaha, kidding, please don't hit me.

I have 2, so I get it.

You basically did what I want to. I am currently looking at refi on my home in AZ, in order to free up the VA loan to either buy a multifam/single fam home in CA.

Right now, my AZ home has a great rate, so kind of scared to refi it, but am crunching number today to see what/how it can work. Either way, I am buying a home (VA/FHA/Conv) in Sept Oct.

How is life with the new baby??!

@Jake Thompson, I assume you used the VA Loan? May I ask for a broad brush stroke numbers?

@Lindsey Iskierka, may I ask the #'s you guys got your deal with? Also, how do I get this listing you speak of, haha.

I am excited to get started. Part of my goals include perhaps buying some other MFH in AZ still, as I do go often visit, and it is clearly easier to buy there, monetarily.

@Manolo D., my refi will need the same amount as the 3.5-5% on an FHA in SoCal. So, not sure which direction at this time to go. I prob will do FHA on 1st MFH, then refi the AZ so I can use the VA Loan for my "forever" (for now) home...about a year or so after allowed within the FHA limitation of residency. Then, ill figure out the rest. I realize that I am playing the chess match, when I should focus on the checkers for now...just get that first deal (assuring the numbers work).

Just as a deployed dude, I've got some time to think/consider options, and there seem to be quite a few.

@Lindsey Iskierka, @Jake Thompson: I will be reaching out to you both soon in regards to the VA Loan on MF and how you structured/found/financed....just tons of questions and great to see fellow veterans do it.

@Lindsey Iskierka, will your triplex stay on the VA Loan, or will you refi out of it, in order to use it again? That is my eventual plan, but of course to refi out of my AZ home, I will need a few bucks. My AZ home is 240k, so I am balancing wether or not to refi out for full VA Loan, or get FHA loan (3.5%ish down) for the multi fam here....The good thing is I have options, just need to nail down my strategy.

@Manolo D., from what I gather, since I am going to refi out of the VA Loan and move, the AZ home will need 20% down since it will convert to a income/non-primary type home.. Have you heard of another way ???

@Jake Thompson, I would love to connect with you and meet up when I come off of deployment.

What was your strategy to get into a home? I have a broker already, and working on the 5% down...as my VA loan is tied up in a home in AZ.

I also have 2 kids that will need their own rooms. Have you found MFH with 3bdrm available, or hard to find?
