Hello BP,

I've been working as a Gov contractor providing Cloud Engineer services for a while, but my true passion is commercial real estate. I would like to branch into commercial leasing with a government client niche (solar farm land and datacenter leasing too). I am working on my RE license for VA and see some gov contracts where JLL "is the Commonwealth's contracted real estate broker for current real estate services, including with respect to the acquisition or lease of real property and the disposition of surplus real property."

So I think JLL is the main brokerage I should be hoping to work for, but I'm not sure how long JLL will be in this seat with VA. Does anyone have any insight on how to branch into government-commercial leasing or gaining employment with JLL? Also if you work as a leasing broker with JLL, I'd like to buy you some coffee!

Great question! I'm a full-time business owner seeking to move into passive investments. So far the sketchiest, but most appealing to me, are the non-accredited syndications in the unsecured business debt arena. Seems like you need to be or know a few commercial/business loan brokers though..

@Sasha Mohammed Hey thank you for highlighting the difference in the meaning of a business loan. I did not know about the unsecured business debt aspect and started to research this avenue as well. I will send you a connection request in hopes of finding an unsecured business debt- loan broker mentor.

Hello BP,

I'm looking for a career change that aligns with my goals in financial independence and early retirement. Business loan broker sounds interesting since I could branch into real estate and equipment, but could anyone in the field let me know the real pros and cons of this industry? Also, would I make more money as a licensed CRE mortgage broker instead?

I'd also like to connect for any mentoring opportunities..

you MIGHT be able to use a commercial loan, possibly even an SBA loan.. but a private lender might work better. is the seller open to creative financing? for a unique deal like this they might be more open, considering finding funding isn't as straight forward. just also be sure you have a backup plan for this property... what if they don't renew their lease at the end? then what? example: i was looking at a multifamily portfolio that was master-leased by a college. that master lease made the portfolio worth, on paper, 10x what each property would've been worth otherwise. it would've been crazy to pay the higher price, because if that master lease ends, i'd be totally screwed.

Great question. These types of lenders are very specific and typically not from a traditional bank. I would search “asset based lending“ these types of lenders may provide financing for this.

Hello BP,

I am new to land investing and I found an established solar farm for sale. The  local power company and Energy buyer contracts are set, land-lease contracts are set, and the solar equipment are all in place. With all that, I believe this is a turn-key land investment with a profitable tenant in place. What type of loans or lenders should I target to get this deal locked in?
