I did have a buyer default paragraph in my agreement. 

Do I have to push that in court though?

She has paid monthly for 1 year. 

The house and land are both included in the property.

I will consult a lawyer but it is difficult because the house and land are not worth more than 10k and the lawyers I have called all charge $150/hour. Thus I wanted to see if I could file in circuit court myself. Some states offer packets for circuit court filings but unfortunately Alabama does not, that I have been able to find anyway

I inherited my dads house when he passed away. It is not worth much at all maybe 10,000. I work as a nurse and I knew this lady who needed help. I wrote up an owner financed sale agreement and disclosed everything under the sun about the house to her. We initialed and signed in front of a notary republic and now she wants to quit paying. Had a lawyer friend tell me I had to file for an ejection in circuit court and not eviction. 

Wondering if anyone here can give me insight on how to start this process?

Please any advice is welcomed! I cant pay $150hour for lawyer

I was just hoping I guess. 

I have been reading on how to pro Se circuit court  and it seems very complicated.  

I hate to just give her the house and land but tgats what it looks like
