@Pete Sheltonthat's a good idea as well. I have the knowledge and skills to do repairs I'm just tight on the time since October I've had 2 days off not counting the holidays. Thanks for all your input though. Much appreciated. Hopefully within the next 6 months I can post a reply saying I made a deal! You guys have made me look at lots of different paths to take with lots of possibilities and I appreciate it. Thanks

@Ivory Hayesthanks for the input. I'm wanting just a few small properties. Nothing to large. I don't want to jeopardize getting declined when I purchase or build my own home in the near future. Maybe once I get into it and decide I want to get bigger I will make it a business which then opens the door of me possibly renting from myself which I've considered too. Like I said I make good money now I just want to have a few homes to generate 2-3k monthly once paid for. I just really need to fall into it that way I have no choice but to move forward. But I don't want my first investment to be a fail or full of regret.

@Pete Sheltonyea I definitely understand what y'all are saying. I would hate to have to invest all of my cash flow to repairs and maintenece from unappreciative tenants and run down houses. Being you're familiar with our area what town or neighborhood would you suggest for a good starting area?

Pete yea I have a job. I work in refineries doing shut downs. 7 days a week 12 hrs a day. Make great money. I'm working in the Texas City area right now. I'm wanting to move to your town Pete, Woodworth. David yea my little town of Bunkie is nothing extravagant. There's a few nicer neighboring towns or even a fairly big city Alexandria near 30 minutes away from me. Thinking of buying out of my town.

Deborah, wow! That's awesome! I hope I'm as successful as you and your husband one day. Im ready in my head to begin my portfolio but just wanting to get opinions from others to make sure I'm ready. I don't know anyone personally from my area who actually owns rental properties so I'm kinda on my own in a way. This is my only way to get any advice from experienced people. Thanks each one of you!

Thanks for the advice Brit! Lawrence the duplex sounds good but I already have a house. Not interested in moving lol. Clint thanks for that. I was leaning towards financing. My credit score will help me get good interest rate plus I own 2 acres of land I could use as collateral. I just don't want to finance a house and for ex (between note, insurance, property tax, etc cost 500 a month and only be able to rent the home for 550-600 a month.) Lot of headache for 50-100 cash flow a month. But I guess I gotta start somewhere!

Hello. I'm 23 years old from a small town in central Louisiana. Wanting to get into real estate. Leaning towards buying a home 2-3 br and renting it out. In this area there's lots of smaller houses and mobile homes all ranging from 20-50k. Need opinions as to should I finance my first buy? Should I keep saving until I can outright pay for it? Should I build a small home? Most renters here are paying 400-800 for these places depending on location and the condition of the home. I've got great credit and money saved so I can go either way. Any advice will help thanks in advance.
