I took it with IFREC who is up there in your neck of the woods if you live in Casselberry. It is one of the more expensive schools but the 63 hour pre-license exam that they give is cake. They do also offer State Exam prep courses which are included in the cost of the pre-license class and you can attend as many as you'd like before taking the state exam. 

If you haven't heard from anyone else yet, the 63 hour pre-license course has absolutely nothing to do with the state exam. You have to get a study guide or go to state exam review courses to be able to pass the state exam the first time. Trust me, I went to those courses and the first time I took the exam, I thought I was taking a foreign language exam.

Hey Everyone, 

Quick question for those of you that live in Florida, especially the Orlando, or Tampa areas. 

I'm wondering if it would be more sensible to buy a quadplex close to UCF and be able to get $1,000 per unit in rent a month but risk the place being destroyed every year and high tenant turn over. 

Or...

Buy a cheap single family home that needs some work, something between 25K-50K, put 10K-20K into it to make it nice and somewhere would a family would like to live, and then charge between 800-1000 for rent.....and buy multiple properties like that. Upside is hopefully lower turnover, should be lower maintenance costs depending on how well I fix them up in the first place, and more security of a family paying rent on time each month. 

What does everyone think?

Hey everyone, 

I have been dormant for a little while with some things going on recently. I've just gotten a new job selling timeshares for Hilton here in Orlando and start training on Monday. I'm definitely excited about that. 

Just a heads up, I am working on the next meeting. I have received a message from someone else in the Orlando community that said we could possibly use his office for the meeting. I like the idea of being able to use an office rather than a restaurant so that all of us can sit around a table, or better yet a meeting room where we could get the MLS up on the projector and things like that. It will also be much quieter and easier to do more of a meet and greet and networking type situation.

I'll post an update as soon as I have a date.

@Carlos Ramos Nice to meet you man! That's awesome that you found us already before our first meeting. I'm not sure if you've heard of CFRI yet or not but they charge the guests money to attend each meeting and I feel like networking should be done free of charge. I'm going to bring my laptop so we can look at some properties. I encourage everyone to bring a laptop or tablet, especially if you have something you're looking at in particular. I have some market information for Orlando too that we may all be able to discuss and see how certain things will help/harm us as investors.

@Jaime Penix yes I feel you on that. I work at a restaurant so I have to be flexible with things as well. This will be more of a networking meeting to share ideas and help each other out. I hope to see you at our meetings sometime.

Awesome response from everyone! It looks like weekends are going to be the time to do it. I live over on the east side of town and I see that we have some people from the north end of town so I'm thinking about doing it maybe in Winter Park or Maitland. If anyone knows of any good places to meet, suggestions would be greatly appreciated. I was thinking something like a Panera Bread location so we could bring laptops (I want to pull up the MLS so we can view some properties) or tablets and get on the internet.

I was thinking about this location as it is right next to I-4 just north of Orlando.
