Check out a syndication with $2M. That should easily get you $15k/mo. + equity growth. Open Door Capital, Lone Star Capital, Ashcroft Financial. 

Then use the rest more actively if you so desire. 

We will have cash flowing MF in the midwest, not huge appreciation. And debt paydown will make that money worth 4x the initial investment in 20 years (in todays dollars) while knocking down any tax liabilities.

If you have lots of funds and the spread is good, go for the buy, and the rights. You can also file for early extinguishment. If you have only funds for one or two deals, I’d go for the rights and future deals.

So I have an LLC and own a few rentals. This year my daughter turned 16 and Grandpa gave her a cash birthday gift. So we're buying a rental together. It's owner finance, cash down payment of $2500, all costs (5%down pmt, a couple light repairs, holding, closing) $6k. We're going to split the costs and ownership 50/50. How should we structure this? Does she get added to our LLC? or make a contract with our LLC and her? Or something else?
