I would suggest connecting with your local RIA. They should host monthly meetings, workshops, and provide an environment to network.

Is there a way to get a bank approval with variable income without a long (2 year) work history?

Current rents are $525 x 8 units so $4200 monthly. Could raise to $625 x 8 units so $5000 monthly. Conservatively expenses w/mortgage at 6% is $2700.

I have a seller finance deal pending. Price $380K , 20% down, 1 year Note, 6% interest, Amortization not decided yet. I do plan to use a HELOC at 9.25% for down payment. I plan to refi at one year after raising rents. Do I need to get an appraisal done? Is this a good deal or were can improvement be made?
