I haven't read through all 400+ replies, but I have a question. If @Melanie Hartmann had posted all the same details originally but said "realtor" instead of "wholesaler", would she be getting the same amount of negative responses? Just curious. Melanie, I think it's awesome that you're doing this.

@Jeffrey S. Breglio I really appreciate you sharing your strong insight on this topic. I’m very interested in wholesaling in Utah and Salt Lake Counties so it’s awesome to have a great source like you on here!

@Drew Whitehead I agree that it doesn't sound very enticing to buy a rental and have little to no cash flow. Very nice job and congratulations on your success with those flips. It's great that you have such a valuable skill to set your properties apart. What neighborhoods are those in?

Hi all! While listening to last weeks episode on "7 paths to financial independence," I really liked the concept of buying one property each year for the next 15 years and putting them on a 15 yr mortgage and taking a draw on the equity once they are paid off as a sort of tax free income. Rinse and repeat. My question to you experienced Utah investors - are you able to find (create) a good enough deal in our market that will cash-flow or at least break even (considering all maint/vacancy/capex/mgmt costs) on a 15 year note? If so, I would love to hear the "deep dive" sort of details, or as many as you are willing to share. I am a new student to the art of real estate investing and have only been living in Utah for 11 months, so I still have a lot to learn about our market. Thanks in advance!!

Hi everyone, I just came across this thread. Sounds like that was a very cool opportunity to tour @Randy Scott's duplex last night! I'm sad that I won't be able to make it to your meetup tomorrow night, but will keep an eye out if you decide to get together again. I'm new to the forums (this is my first ever comment/post haha) and have just been listening to the podcast religiously for the last 5 months or so and trying to take in as much knowledge as I can. I hope to meet some of you in person in the future and hear of your experiences investing in Utah County and the surrounding area. I hope you have a great time tomorrow night!
