How do you collect rent for your units? Do you have a bank account for each property/ each unit/ or just 1 account for all?

@Jerome Hanson We inherited these tenants on m2m leases. @Samantha Klein we plan to put them on our own m2m leases for now and monitor them like you suggested. And thanks for all the votes for Cozy.co. I think I will give them a shot. I am self managing this one to gain the experience. Wish me luck!

I just closed on my first duplex. It already has tenants in place which I plan to leave in place. They are currently on month to month leases. What is your method of collecting rent? Do you take check or money orders or prefer using a rent collection company? I am interested in hearing your opinions.

Thank you for all the great advise! I am currently listening to the book on rental property managing. I also listen to lots of podcasts and read post on BP everyday. My next question is how do you prefer to collect rent and screen tenants. What's your preferred company's to work with to perform these tasks? I already have tenants in place and will be leaving them for now. Thanks again BP, Jeremie

Hi all! I am newer to BP and this is my first time posting. I am closing escrow on a duplex in Oak Park next week and I plan on self managing. This will be my first time managing. I know California has lots of laws and want to make sure I follow them. I am also curious if there is a place to find all the documents I will need like leases. I am also a licensed HVAC Contractor and am available to help you all out in any way I can. I would also like to meet up for coffee and talk shop to learn as much as possible. Thank you and I look forward to hearing your opinions.
I am closing on a duplex in Sacramento soon with pit bulls and am interested in the responses.
