thank you for the article and the sound advice! I am slowly working up credit up and it is going really well! Made a huge dent in my credit card debt and its 3/4 of the way done paying it off :) Hopefully I can bring it up to good status in the high 600's by the end of this year or higher.

I also think I found a mentor in my area through my mom's day job. He is basically paying for it and I'm super lucky for that! I'm hoping that in having a steady job and a real estate license on the side for extra income here and there, that will help my chances to qualify for more loans. 2016 seems to be my educational year where I learn everything I can about this business, lay my financial foundations and get things started soon after that. I'll definitely check out some REIA meetings in my area! That honestly seems like the best option other than reading about how to do something all day.

Great question, I would love to know more about this too and whether it is the best one to have other than a S corp or something. I would set up one just because wholesaling can be tricky here in AZ. Never know who will do an assignment or a double close. Either way, you got to protect your assets and an LLC is a great way to do that. Whether its necessary though, I don't know. Will be following this thread with you.

Hello everyone! I haven't been on here long but I have been reading a lot about taking the first step in real estate. Despite the many articles I read, and no matter how much I am absorbing, its always nice to hear person to person what someone else would do.

I am currently employed at a pretty goodfull time job, live in an apartment and have a poor credit score (its building up every month though), and recently got really interested in real estate. I am beginning my classes to get a Real Estate LIcense since I want to expand my knowledge and experience further. But from a beginner's stand point, I want to really get out there, help people and get my hands dirty in this brand new world of investing! I have quite a bit saved up and a good accident settlement coming in soon so I will have some working capital soon but don't have a single clue how to start a plan! I have a whole lot set in motion but nothing to show for it yet. I even have a small business that's generating like an extra $300 a month on the side, nothing big at all but its a nice experience being your own boss.

I guess what I want to know is what did it take for all you experienced members in real estate investing to start getting in the game? What was your first step after getting the knowledge and fundamentals down? If I could start investing before I get my RE license, that would be awesome! But I still want to be careful.

Hello Everyone! My name is Jeremiah. I am new to the world of real estate investing. I have a full time job as a small business credit card consultant/customer service and dont' want to spend the rest of my life in a cubicle. I already on my own small business that is crawling its way up the ladder (residential cleaning business), and with real estate being a big thing in the Valley, I hope the build more wealth for myself and perhaps a future family! I guess my biggest weakness is not knowing how to start looking for financing, so any tips or advice is welcome.

 It is nice to be in a community of like-minded people and I can't wait to learn everything this site has to offer me.
