Today I am going to meet with my property manager to double check of what I think it will rent for.  I will also have the inspection done this afternoon.  Assuming those check my boxes, my biggest obstacle will be to either rent right away or to do a rehab to get the most rent possible.  If I owned it I would upgrade immediately so I could get max rents.  With me not owning it yet and doing an option, I think I may just get it rent ready and save my upgrades for turnover after I buy.

Hey my name is Chase and I'm a newbie looking for my first rental property.  I have done two flip homes but am looking for a buy and hold.  Ive had my eye on one for a while and have negotiated a good purchase for it however my funds are tied up in my current flip and a spec house im building.  I was offered by the seller to do a lease option but I am unfamiliar with it.  Does anyone have any experience buying a small multi-family with a lease option?
