@Jason DiClemente thanks. In my market properties are really cheap like between 20k - 60k. I've been doing a lot of research on REI. I have also been practicing analyzing deals. My biggest thing is trying to avoid the big mistake And in my market we don't have any RE investors that could mentor!

I had a quick question, I'm a newbie and have read hundreds of books and forums on getting into RE investing. I did have one question. Can I Wholesale a house to an Wholesaling company if I found it cheap enough?

@Orson Arthur hey man I am in the same boat. I think you would have to have the money available to buy that property you cant use an assignment contract. I also don't think you need a RE license. but I would appreciate it if you let me know what the closing company say!

@Karen Rittenhouse thank you this was so helpful. I had read a lot on wholesaling and I found out in most state they don’t allow it. Wouldn’t you think the best way is to find a Lender and buy a cheap property and then sale it cheap?
