 It doesn't look like any mold I've ever seen. Plus it seems weird that it would only be accumulating on the blinds. Here's a picture.

I was in a similar boat. I'm young (just turned 29). Been reading and studying for 10 years. The stars finally aligned this past year and I bought my first duplex. I'm living in one side with my girlfriend and roommate, while renting out the other side. Tenants pay the mortgage and then some. Duplexes (or quads) are phenomenal starter investments. They're small enough to manage with little experience (so the stakes are relatively low), but you also get to experience the power and fun of real estate. I agree with Anthony Dooley...you've got to find some target and shoot. So this being your first shot, try something small. It's a great way to get your feet wet!

 So I think I've ruled out that it's the blinds themselves. I bought all 16 blinds at one time. I randomly put half of them in one unit, half in the other. And even though they were randomly distributed to each unit, only the blinds on one side are having this issue.

If it is the sunny side of the duplex depending on your area they could be melting I guess.

 I thought that might've been the issue too, but if anything, that side is the shady side of the house. It also wouldn't make sense that it's showing up in ALL the rooms of that one side.

I recently purchased a duplex and bought the cheap China-made vinyl blinds from Lowe's (Project Source). I hung them up in both sides of a duplex. Within 3 days, this gray, splotchy, wavy pattern started appearing on ALL of the blinds in ONE side of the duplex. We scrubbed the blinds and the substance comes off a little, but not completely. Anyone ever heard of something like this??

Note: it's not simply dust from the house. We don't have any AC in the house yet (it has been hot/humid....but so has the other side of the duplex where the patterns are not showing up). I've called the manufacturer and they said they have not heard of it. I even called around to some air test companies and they've not heard of it either. My fear is that it's reacting to something harmful in the air. It is a very old duplex....built in 1905. But it has been fairly well maintained.

My worst fear is that that you was previously used for meth manufacturing. But this symptom on the blinds matches nothing I can find online around former meth-labs.

Anyone ever heard of or seen anything like this?

@Travis R.

I should've been more specific...I'm speaking of the 1 (or 4) year experience requirement for the CPA. Since I don't work directly under a CPA, I have to have 4 years of accounting experience before getting the CPA. Were I under a CPA, the experience requirement would be fulfilled in 1 year.

Thank you everyone else for the warm welcome!

@Travis R.

Nice meeting you. Where are you at with the CPA process? I just took BEC a week ago, and I'm taking the other 3 sections throughout the rest of this year. But I'll still have another 1.5 years of accounting experience to get even after the end of this year to reach the 4-year requirement since I don't work under a CPA.

@Dmitriy Fomichenko

Thanks for the info!

Greetings, friends! I'm a new member from just outside of Asheville, NC. I'm a 24 year old staff accountant, musician, husband, and lover of all things outdoors. I'm also currently pursuing my CPA. I've had a love for (the idea) of real estate investing for some time now. Right now I'm just looking to learn all that I possibly can from what seems to be a wealth of information and wisdom on this site. My wife and I just bought our first home less than a year ago, and I have healthy bit of disposable income every month that I would love to somehow use to fuel some real estate investments. But for now, I'm just going to learn all that I can. Thanks for having me, I'm excited to be here. :)
