Hey Allen, Elizabeth, and Leng First off I would like to thank you guys for taking your time to help me out. Since I'm new to investing I'd like to start out with wholesaling then work my way into different types of investments. One thing I need some help on would be contracts. Some people says its better to use Standard CAR contracts and other say investor contracts are better so which way would be the best route to go for doing deals wholesaling???

Thanks guys the amount of information you guys provided has probably saved me much time and headache for my future real estate endeavors. To add to this question would the same principles apply for using a standard RPA over an investor contract when it comes to wholesaling. I live in CA and our standard realtor contracts are 8 pages long full of addendums and inspections that aren't really needed for myself or my end buyer because the home isn't being sold at retail value and the end buyer is planning to gut the home and rehab it. And can these realtor contracts be assignable as well??

Hey everyone I was wondering if any investors in my area would be willing to mentor on there own time or even just teach some real world knowledge from time to time I'd be happy to exchange my time doing unwanted task for yours. I've studying investing for awhile and read the books and done the whole seminar experience. I know the basics well but now I 'm looking for the specifics you can only learn from a professional investor in real world situations. Even if mentoring isn't in your agenda maybe any info on some local REI clubs where I can meet and greet would be much appreciated. I'm from Fresno CA and also a Licensed realtor. thanks BP!!

hey everyone I have been getting mixed answers on this one. which contract is preferred when putting a property under contract the standard state RPA agreement or 3 page investor contract??

Hey everyone I am a new investor looking for some advice. I was out scouting for vacant houses when I came across a 10 year old subdivision where all the homes have been built and sold except for the very last street. Here there are vacant homes from 90 percent complete to just foundation being laid. these homes have been vacant for some years with no signs of the developer coming back. is there a way to get these houses under contract and wholesale them off to someone who can finish them and flip them?? and how would an investor go about doing this??
