Thank you @Nick Giulioni! its just in our location most bank and mortagage companies have a minimum loan amount. which sucks for a 1st timer like me because I want to get something pretty low for my 1st one.

Ya - banks tend to not write loans less than $50k. What's your plan on the refi if you do purchase? How do you plan to get something with a reasonable interest rate on the back end?

@Theresa Harris not yet. We recently checked on that and our home is 5k away from being able to refi. I decided - I will just stick to the bank minimum for my 1st one. :) Thanks for responding
