There are very few businesses that give gifts to customers, and for good reason. If you make the relationship too personal, it may interfere with the business side of things. My father-in-law always gave his Tenants a Christmas card, cookies, and 50% off for the month of December. When he passed away, I took over management of his property and every one of his five tenants were eventually terminated or evicted. His rent was below market, his tenants were not caring for the properties, and some were failing to pay rent despite his generosity. The worst one was evicted and left $20,000 in damages and unpaid rent. They are all excellent rentals now, at market rate, and not a single one of them gets a Christmas card.

It's a personal choice. Just be careful that it doesn't morph into a relationship that makes it difficult for you to increase rents, enforce the lease, or even terminate the lease for bad behavior.

Just recently visited by duplex and each unit checked out fine. No major issues, however I noticed in one of the units that the tenants daughter (20 something) appears to be sleeping on the floor in the 2nd bedroom. There is a headboard laid against the wall with pillows on the floor and blankets. I remember noticing this set up when I first purchased the house a few months ago.

I have an extra mattress and box spring I am willing to donate (I don’t need). Would it be unprofessional from a landlord position to ask about the living situation and offer to donate the bed? Should I mind my own business? Tenants have been long term and are in good standing.

I did a walk through on two of my units the other day. Everything checked out fine but I noticed in one of the units it looks like the tenants daughter ( 20’s) is sleeping on the floor? I did not ask to verify if she was in fact sleeping on the floor but there were pillows and blankets on the carpet as if a sleeping area. I have an extra mattress and box spring I’d be willing to donate (I really don’t need it).

Would it be unprofessional as a landlord/owner to offer something like this? Is it any of my business to ask if she is actually sleeping on the floor? This is my first rental unit.

I just recently bought my first duplex using HELOC from my primary residence as the down payment (approx. $32,000 @ 3% int). My cash flow from the property is projected to be $250/month (after all expenses/maintenance/repairs, etc.) Made a payment on HELOC for $100 and the interest was $78 ($22 to principle).

Should I use the $250/month cash flow to pay down the HELOC or throw everything I can at the HELOC to pay it off as soon as possible, or should I make minimum payments and let the cash flow from my duplex build up along with my W2 job savings to purchase a 2nd property?

1. Use cash flow to cover payments?

2. Pay off the HELOC ASAP with cash flow and W2 income

3. Make minimum payments and build equity to purchase 2nd rental property
