Thank you all for tons of great advices. You guys are awesome, as always. :) 
Looks like the easiest route would be  to hire a PM, once I confirmed with area to make sure there is no restriction. Meanwhile, we will start to learn some management skills, hopefully one day we can be comfortable enough to manage it ourselves. 

I have a vacation cabin in mountains that our family used to go pretty often for summer break, vacations and holidays. But now we go there less and less often, we are thinking about if there is any way to use it to bring in some extra income to cover its cost.

So my husband kinda think about turning it into an airbnb business, but we don't really want to (or more accurate, not capable of) handle daily guest check in, cleaning after each stay etc. And we do not want to sell it either, because it is always nice to have a spot for vacation.

Then my husband cames up with another idea, kinda like time share, but not exact. Basically, we can find a few similar faimies (renters) to share/rent that cabin. For example to have a 12 months lease with 4-5 familes each pay 5k to allow them stay in cabin for up to 2 month for this whole 12 month period, as long as there is no time conflict.

I like that idea, because we still has the place and we can go there as we need and we don't need to do cleaning. Other family also can go whenever they want and they will do cleaning after each stay, just like a long term lease.

So, do you guys think if that is do-able? any potentail problem down the road?

I also heard some people saying the county might put some ristrction on airbnb in that area, If that comes true, that should not affect me if I do it in this rent share structure, right?

Anyone has recommendations on windows replacement company, or installer in north Atlanta area? 

My rental windows get pretty old and the bottoms are rotted, so I am thinking about replace some of them, with the vinyl type so they won't rot. The quote I got so far is standard size, about $500 - $650 per window installed. I think that might be little high? What do you guys think? Or have any suggestions?

Hi, all,

I got a judgement basically says the writ of possession shall be given on 2/20 which give tenant some time to pay everything up to date. In the event of an appeal, tenant should pay xxxxx.

So my question is, if tenant does not pay, then on 2/20, I will go to the court and get the write of possession. Now, what happens if tenant pays to court registry after the write of possession is issued? If tenant pays on 2/20 afternoon,?

Or tenant pays after 2/20 but before eviction date?

Will court simply tell tenant "sorry, it is too late. it now depends on the landlord to determine whether continue eviction or not" or court will suspend the eviction process?

Hi,

I am wondering what happens if the tenant left the property before the eviction actual taking place?

For example, if the writ of possession has been filed and the sheriff office said they would come out on Friday. But on Monday, it seems the tenant already left and property is empty. What are the things I can do?
A: enter the property, re-key and get ready to rent again.
B: call sheriff told them the tenant already left, no need to come out. Because if they come out, I have to hire a crew to stand-by or move out stuff.
C: Still have to hire a crew, wait the sheriff officer come out on Friday and can not re-key the property until the officer say "ok, now it is yours."

Of course in my lease, it has the abandonment definition section.

Just got another question for Joel.

In the event of filing "Writ of possession" or going trial in court, can I authorize my property manager to represent me?

The reason is I have a business trip for probably a month out of country coming pretty soon. I want to keep this going while I am not here. Otherwise I will need to start all over again after I get back.

Joel, thanks a lot of your very detailed advice.
My property is in Gwinneet, so I think the court is in Lawrenceville.

Your reply brings up several very good topic.
1. Many people are suggesting me to file TODAY. Does that mean I can really file Today based on the fact "not paying security deposit considered as default" or I need to wait until he actually not paying rent?
Say, Jan 1st is the due date. So if he does not pay on 1/1, I gave them 3 days notice on 1/2, then the earliest time I can file is 1/6 ?

2. You mentioned the eviction service company, do you know any good ones around here? or your company offer such service?

3. At the end of your post, do you suggest it is better to work out with tenant? I do worry about spending another thousand to get the property ready again.

Thanks for your input.

In the future, Can I put extra column in lease to clearly state not paying security deposit will be considered as default and can cause lease termination, even eviction?
