Wish I could conference call in, just to listen and learn. I pay a lot of attention to Fairfield county market. 

@Mike McCarthy Thanks for your input. Exactly, I felt that the contract was too generic and didn't apply specifically to my interest. @David London, thanks a lot! That form is very helpful. We are not using an agent this time. Hopefully in the future we will have more properties to rent, then we will definitely will have to use one but as of now with one unit we used cozy and that worked well. Rookie's mistake I guess.I will download the form and make use of it.  

I am renting a co-op which already has a contract about the rules and regulations for the tenant to sign. Do I need to have a separate contract with the tenant? We already agreed on the price and deposit, is there anything else that I need to address that is not typically covered on the co-op's contract?

Great post! Thanks for sharing your journey with us. One important point that seems to become a theme on bigger pockets podcasts and your post is the importance of practicing analyzing properties and run the numbers. It is something i struggle with and would like to improve on. Please share what you did to master that skill. 

I shared this podcast with a couple of my closest friends. The mindset of embracing the « how » and rejecting the idea of not being able to achieve something, is a rule that we can apply to anything. It was so inspiring! definitely one of the best podcasts i have listened to.

I used to live in stamford, and now reside in Long Island. The market in Bridgeport is very appealing to investors. But definitely do your due diligence by researching your areas and being selective with your tenants. My cousin has some investment properties there and he has been to court a few times for eviction of his tenants. Good Luck!

Hi all,

My name is Jenny and i am new to bigger pockets. I recently moved to Hempstead with my husband after we got married. We both had properties prior to getting married, therefore we ended up renting my house in Connecticut and that is going well so far. Now that i have my feet wet from our first rental by default, i am interested in acquiring more rental properties as investments and gain passive income. I have always been interested in real estate but put it on the back burner while i focused on my career. But now i'm back and ready to succeed. To prepare myself before making my first business deal, I have been listening to podcasts and audiobooks and starting my real estate class this Sunday (yay!). As we all know, real estate in the tri-state area is very challenging because the market is so high and competing with the large cash buyers really put new investors at a disadvantage.  From learning about the nearby markets, i realized that i might have to do long distance investing instead. Therefore, while i won't pass a deal in the tri-state if it were to present itself, now I am interested in more affordable areas such as Rochester and Maryland. Please reach out if you have any suggestions, advices or just to say hi. Looking forward to learning and sharing my journey with you all.
