It is a mom and pop. Looks like an investor bought it in 2010 put $50,000 into remodeling it, brought up the occupancy rate to 85% during the week and 100% on the weekends. It has monthly, weekly and regular nightly rentals. It has a good location in a middle to lower income area right off the interstate near a larger shopping mall/area. It also has on-site management.

I am looking into purchasing a hotel. The numbers and cap rate look good. I am getting a copy of the bank statements and taxes. I have the occupancy rates. What else do I need to look at before I send an offer. Management is onsite.
