Post: House Hunting Deal Breakers!?

Hey everyone! 

The ball is officially rolling with house hunting; I am actually scheduling and looking at locations with my realtor. Now, I feel a bit lost because I'm looking for 4plex/ 3plex properties as an investment (I'm not actually looking to live there). 

What exactly should I be looking for? What are some deal breakers for you all? Some things are obvious to me such as looking for mold, water damage, foundation, or roofing problems, right? What more beyond cosmetic things?

@Charlie MacPherson Thanks for confirming what my gut was already telling me! It was hard knowing #2 had expirence with someone I knew

@Mike Dorneman, Yes, I am very adamant that I will not make an offer if there is no cash flow.  and @Charlie MacPherson that is a good point!

Agent #1 works full time as a real estate agent and owns one home, extremely professional and showed me lots of listings on the market.

Agent #2  used to be a construction worker and now a teacher working as an agent in the summer months. I discovered he was the agent that closed a great deal on a friend of mine however, did not have access to as much listings as the first. 

So, maybe I'm over thinking it but which one would you guys choose?

I  am in the process of buying my first home, I've met with two real estate agents and like them both for different reasons. What should I be looking for in a great real estate agent? Does this even matter?
