Hello - I'm looking to buy investment property in Fayetteville, AR. Before I do, I want to start talking with some property managers in the area. Does anyone have any recommendations for property managers that you've used and had good experiences with?

@Diane Trotter @Blake NormanThanks for your opinions. I do agree that the NW is a beautiful area. We are currently looking around Fayetteville mainly. We like that it's near the University and we have family in the area. While aware of the population growth there, I did not realize how significant the increase was at the University over the last 8 years. It will be interesting to see if admissions continues to grow so rapidly.

@Derek Faller Your honest opinion on Bend is much appreciated. You've helped confirm what we were starting to see ourselves - that's it's just not the best place for cash flow rental properties. I still feel that the appreciation potential is there. Not only because of the UGB and influx of so many people wanting to move to Bend, but also because of the future 4 year OSU Cascades campus. Bend is definitely a place we will continue to keep an eye on.

Hello BP Community!

I'm from the San Francisco bay area. My wife, @Annelyse Finley, and I are looking to invest in properties to buy and hold. We have the capital, but we want to make sure we are making smart decisions. I'm here to learn and I've found BP to be an incredible resource so far!

We're looking to invest out of state and are currently focusing our search on Bend, Oregon and NW Arkansas. Bend because we love the area, we're considering moving there in a few years, and think it has good appreciation potential. We'd like the properties to cash flow, but we're having a hard time making the numbers work there. NW Arkansas because we have family ties to the area. The main goal in Arkansas would be cash flow.

I'd be interested in hearing if anyone has strong opinions about the current and potential market in the two areas.
