Thanks for your advice.  This is for land that I found on Craigslist, hence the reason for my apprehension.  I know there are some people that advertise land that isn't even theirs and being new and not really knowing anything about wholesaling I don't want to make a foolish mistake.  My intentions were to buy the land and either flip or do an owner finance.  If these don't work out then I may just keep it for myself.  It is listed for 1600 and lots in the same area are starting at 4k.

Hi everyone.  I am a brand new investor and haven't done my first deal yet.  I've found a local wholesaler who seems to have a lot of good properties which makes me skeptical.  My question is would there by a way to check that this person is reputable?

Hi everyone.  I'm new to the site and new to investing and I have decided to start with buying some land.  My original plan was to pull tax records and then it dawned on me that the taxes in TN are extremely cheap so I'm wondering if this is just a bad idea? The taxes on my property are $150 a year!  Does anyone have any other ideas of how to find good deals on local land.
