I live in Washington State...and the idea of doing assigned contracts appeals greatly to me as I do not have funds of my own to invest as of yet. I am looking to build slowly, and become proficient in my field. I also don't understand how you can bypass the real estate agent and the bank, and put the property under contract with the seller. Or is the bank the seller? I get so confused on the short sales. I am very interested in finding sellers that I can work with and get under contract. I don't believe that it will be hard to find buyers, but I am working on building my buyer's list as well. I just get confused as to how to go about finding sellers.

How would one go about finding short sale properties available for wholesaling contracts when alot of short sales are represented by real estate agents? Would you work with agents on their short sales? With today's market being down, how would you go about acquiring and assigning such properties?
