Any suggestions on the best value commercial coin operated washer and dryers? I am looking at Queen Speed as they seem to get good reviews but the few distributors I've contacted seem to have quite high prices. I'm looking to purchase the machines and pay for service as needed not partner with any companies. Does anyone have any recommendations on which brands are of the best quality and reasonably priced distributors? Thanks for any feedback!

Thsnks everyone for the feedback. It's all been very helpful. I'm meeting with s lender and also a CPA in the upcoming weeks so hopefully they can further help me to decide how to finance. Bostons surrounding areas are so expensive that I also don't want to over leverage myself. I appreciate all the responses. Thanks again

Hi I am new to BP and REI and have questions about financing my first 3 Family home. Is it ever a good idea to Cash Buy a home I plan to fix up, rent out, and hold? Or does it make more sense to go with conventional financing? I'm concerned about rents coming in & being taxed with out any mortgage payment going out to balance it. If I find a distressed property can I buy cash and refinance 6 months down the line to get 75% LTV? Is it always better to start out with conventional financing to keep my other cash available for the next deal? I'm waiting to speak with a CPA about my investment goals but would also appreciate any advice from the BP community.

Just went through this. It all has to go through probate and they need to make sure she didn't owe anything to credit cards etc. everything is done through courts (not sale of house but transfer of title to family, or executors ability to put it on market) and the estate lawyer should be able to explain that all to you.
As a new investor how do I find professional wholesalers looking to enhance their buyers list. Also, does anyone know of a truly investor friendly Real Estate Agent/Broker that deals in Boston's surrounding areas? I know a lot of Agents claim to be but the actual percentage is very low. Can I get REO lists before they hit the market? Detailed information specific to my area is highly appreciated. Thanks, Jennifer
