Thank you Chuck and David for your quick responses. I do need to learn more about the options y'all suggested. Being new to real estate investing and then add on the bankruptcy component and it just may be close to impossible to get funding right away which I completely understand. And Greg I understand your point of view you've taken of us trying to delve into REI just after filing for bankruptcy. My reason for even considering REI was to buy low and then use the rent money after expenses to begin to earn a income. I know the response from many would be "find a job" and save what I earn to buy property for cash which again may just be my only option. But I will try to find the private investors in my area that may be willing to invest.

Hello - my husband and I just filed bankruptcy in the last month (Ch 13) to reorganize our debts. We got into the situation because I lost my job mid year 2015 and we have had to pay A LOT on our student loans and IRS back taxes because of my job loss....yes pretty irresponsible on our part for letting our situation get as bad before we did anything about it on so many levels. With all that being said is there still any possible way to get started in REI with any help of financing besides owner financing, etc. I didn't know if a hard money lender would even think to consider loaning me money. Or should I just wait for a year (at least) and save money and start then? My strategy would be to purchase property at less than the $50,000 range, rehab if needed and then hold for rental income. I'm in the south of Houston area.
