Hi, all!

I am considering getting my real estate license and just want some input on starting off.

  1) What is one thing you wish you had known before you got started as a realtor?

   2) Can you "keep your day job" while you get started? I've heard it takes a couple of months to make any money.

   3) Thoughts on interest rates/real estate market in 2024? I'm in Maine if it helps, and not Portland/Lewiston but a rapidly growing city no less. All of the email blasts and YouTubers tell you devastation will prevail in 2024, but nobody would click the link if they projected easy sailing...

Hi, all!

I'm excited to get started in REI and, while fix & flip is where my main goal is, I'm also interested in potentially getting started through wholesaling. I'm keeping my eyes peeled and exploring all possible avenues looking for experience, knowledge, and connections. Checking out comps, figuring estimates and repairs while envisioning the possibilities, and thinking about offers are the exact kind of problem-solving and creativity my brain loves. Maine is a great place to invest, so I'm really positive about what the future holds up here for me, and in the rest of New England as I expand my horizons. We have houses on the market for $100k that could be fixed and sold for $400k if not more - it's really exceptional here with the influx of WFH people since the pandemic, as if vacation homes weren't already a goldmine! My community in particular is highly desirable and quickly growing, as it has been for years.

There are a few networking meetings coming up in my area soon that I'm looking forward to, but I also thought I should reach out here and see if there is anyone doing this here and if I can help in any way to learn through experience.

I do own my home, but it's definitely a fixer-upper itself. I should have equity though, since I bought it during the COVID slump. Again with not making the money I had expected, I've had to virtually stop improvements. I didn't get anything major done. Ugh! When you take out your home's equity, how does that work? Does it increase your payments? Do you have to have it appraised or is, for example, the Credit Karma estimate accurate?

Hi, all!

I live in Ellsworth, Maine, the fastest-growing city in Maine for years, and there are a lot of distressed old homes that are really fabulous when they're rehabbed. It's a great place to flip, but I need help starting out so I wanted to introduce myself here.

I have a combination of unanswered questions, trouble finding good comps since "neighborhoods" aren't usually a thing and there are a lot of variables like proximity to the ocean/lakes and land size or type, and a bit of information overload as I study investing. If anyone has tips for comping rural properties like this that would be great!

The other issue I have is that I took a commission-based job back in January and was told to expect $50k/yr but then sales have been down across the company by 20% all year so I'm making around $800/mo LESS than expected ...the very $800/mo I had planned to put in savings... so I don't have any cash up-front for anything and student loans are killing my credit again. I'd love to pay them off but I need some of that REI money to do it :) I'm not about to look for another 8-5 knowing I was much happier being self-employed and can do it again soon!

So far, my plan is to do a few wholesaling jobs to start and then get into flipping when I have some cash and can quit my 8-5. My mom and her dad used to flip houses so she's of the mind that's the way to go - I'm down for whatever but given my situation I don't have months and months to wait on the fix and flip. Are there any PMLs who work in my area that want to help?
