I've had people do that too. Life changes, and some of these people's lives are really up in the air. Money already spent isn't an issue if something comes up. I've started signing leases right away instead of just getting the non-refundable retainer to hold the apartment. That has made a big difference. I think a lot of times, even if they've paid for the background check, and the retainer, they are still apartment shopping for something better/closer, etc.

If it wasn't their fault and they weren't aware of it, I would pay for it. If they knew about it and didn't tell you, then I'd make them pay the water bill. They know water isn't free and that someone has to pay for it.

Thanks for the info everyone. Our state laws publications are just based around notice before 1st of the month. There's nothing stated about doing it at different times of the month. I guess I'll just wait until the end of the month and do it. He's such a pain anyways, I really don't want to do it wrong.

Or do I have to wait until the end of the month? I'm just tired of this guy. He's rude to everyone, including me, and now I was told he's smoking pot in the building an others can smell it. Do I have to wait until July 31st to give him a notice to vacate or can I do it tomorrow to vacate on/by Aug. 5th? I'm thinking I can't but I thought I'd ask. I'm in MN and he's on a month to month lease. Thanks!

I bought my 8-plex a little over a year ago. I did 3 month leases with MTM after that. I have found that it didn't work well for me. I had a tenant move out on Dec. 1 after their 3 months were up. That unit sat there until June 1 because I'm in MN and the only people that usually move in the winter are people who are getting kicked out of where they are. Not necessarily who I want to have move in.
I thought the advantage of the MTM was if I had bad renters or renters who didn't like to pay it would be easier to get rid of them, but there are ways to get them out without the MTM if it's THAT bad. Now I do a lease that ends either in May, June, or July. That way I can get it filled quickly.

Hey everyone. How do you go about renting apartments without them being able to see it? I usually just wait until people move out and then advertise and show them it, but I'm tired of them sitting empty for a month (or more) or having crappy renters that are looking for something short notice (because they probably got kicked out elsewhere). I have lots of pictures and a virtual tour for them to see on my website. I really don't feel comfortable parading a bunch of people through someone's apartment. How do you do it?

They are staying with you, in your house? Kick their asses out and be glad they are gone. Why would you have to do any eviction process since this isn't a rental property? Just tell them that this isn't working out and it's costing more than helping you. If they give you a hard time then do the legal part.

Lower the rent. Get that one full. Then if you get enough good applicants you can evict the other one and see if any of the new applicants would fit over there.
