What I would do, If I were you, is to figure out your numbers and see if its worth it and feasible for you to pay $5000 per deal to your realtor. $20k (aka $277 after splits) pays too low. Ask the realtor if they'll put that money back in your pocket by purchasing a home warranty for each home (or you do it and take the depreciation if you're doing long holds).  Please work with someone who you know, like and trust. A cultivated relationship, over time, will be financially advantageous for you. There's nothing I like more than meeting with my investor clients over the last 16 years and hearing about their net worths being into the 7 figures because of the deals that I've brought them.  As you're interviewing realtors, talk to them about your long game vision. You'll find your person.

@Michael Arnold Paint the ENTIRE interior (trim and doors too) Benjamin Moore Chanitilly Lace (white). Put black door knobs on everything and black hinges. Get come more up to date light fixtures from WestElm or CB2.com and an appliance package on sale in stainless from Home Depot or Sears Ding and Scratch.

I would switch out the Revere with Chelsea Grey. Its a bit darker, warmer. Very pretty.

I'm an airbnb Superhost. 

1. Have a home stylist or interior decorator got through and stage it. The tones are fine in photographs but color and pattern done well, photograph more editorially.

2. HIRE A PROFESSIONAL PHOTOGRAPHER. 60% of the population is visual and now nearly everyone on the planet relies on great photographs to inform them. Have the photos arranged as if you're walking through the home. 

3. I noticed you have 3 stars for accuracy and cleaning. Where is the disconnect? Make sure that you're hiring great, professional cleaners. Since you're nearby, you can check in to see if the job is well done. Think boutique hotel. 

4. Buy brand new mattresses. Make the beds luxurious. People love great beds. Make sure you have a mattress protector under the sheets.

@Justin Wiesehan I would establish a relationship with a realtor who is a hustler. I do 75% of my deals off market namely because people come to me knowing I have investor clients. If you need names of great agents in Charlotte, let me know, and I'll put you in touch. I have a handful that I know well.

@Diane G. You're in an area that's going nuts. I'm in Boulder. We are at a high appreciation rate consistently. I love studying stats and am guessing that you do too. This is my favorite housing index reports of all time. Enjoy :)
