Hey Robert and welcome! If you're interested in meeting other local investors, you should check out some of the CFRI meetings. Each county has a chapter meeting once a month and then there is a larger general meeting which is usually on the first Wednesday of the month. However, the general meeting for this month is tomorrow, since last Wednesday was the 4th of July. As for the books, I second the list that Andrew recommended.

Hey Margaret, I agree with what others have said that it depends on your area and the type of property. For my area, my best renter inquiries came from Zillow, Hotpads and Trulia. I tried posting on Craigslist and putting signs on busy street corners in the neighborhood, but those responses weren't serious inquiries. And I sent a direct link to our application on Cozy only after a potential renter had come in for a viewing.

For move in, I require first month's rent and a security deposit, plus a pet fee (if applicable). Hope that helps!

Hey BP Community. I'm currently house hacking a duplex in College Park and the siding needs to be repaired/replaced. Does anyone in Orlando have recommendations for contractors who do this kind of work?

Hello, BP community! I'm a newbie from Orlando, FL. My boyfriend and I stumbled across Bigger Pockets while researching ideas for secondary income streams. I've been lurking around the site and listening to the podcast for a few weeks now.

We want to start investing through house hacking. Currently, we're renters and saving up for a down payment for our first property. Our plan is to buy a duplex or triplex close to downtown or in the milk district. Originally, we had thought to buy a house and rent out the spare rooms on AirBnb, but with all of the HOAs and short-term rental restrictions in Orlando, that doesn't seem like the best course of action.

Eventually, as we build up more funds and confidence, we'd like to expand to vacation rentals outside of Orlando.

Any advice is greatly appreciated. I'm excited to become part of this community.
