Hello! My father and I are looking for a partner with someone to finance deals for flips. He has been in real estate for 10+yrs off an on while being in the oil field. He has secured deals and done both flips and buy and holds. Our contractor is my uncle who own his own company and has worked on both homes and commercial properties. I am a realtor with a business management degree. We are now looking do flips on a regular basis and are looking for a like minded financial partner.

I have a potential financial partner who will be financing the whole flip, including cost for purchasing home and rehab. I would be putting in the sweat equity. The agreement would be to split 50/50. What is the least profit you (the financial partner,) would expect to get back? Would it depend on the amount of money needed for each deal?

At 1:32am it has 1 car garage. Any other time of the day it has 2! Yes, 2 car garage. 285k was the low end 294k avg. Thanks for the inputs. This is why BP rocks!

Thanks for the input! I should have mentioed that I am a RE agent so I only put 3% commision to pay to the buyers agent upon selling. Sorry about that. Pool is in very good condition. Avg days on market for properties sold withing the last 6mo are less than 30days but you are correct they do usually take 30 days to close so I should account for a other month, at least. No idea how I estimated so low with purchase and closing cost, I deal with this on the daily. To darn late!  Probably do need to budget more for repairs. As a first flip, is 30k-40k to low of a profit margin? Would it be to small of a return for my private money lender?

Hi BP friends! Help!

Potential Deal Analysis. Tell me what you think! Looking to flip property. Will be my first. Tried to do the numbers the best I could using average cost of closings etc. Did I go to high on monthly cost if paying no intrest or mortg pymts? Way off on anything else?

Property: 4/2/1 Pool, 2story, 2880sf 14000sf lot

Asking: 185k (going to try to get it down to 180k)

ARV: 285k

Repairs: 40k

Profit: 40k

*Plan to use a financial partner who will split profits (charging no interest)*
