We have a tenant that had a known sex-offender living with her, even though the lease says she cannot have anyone else. A neighbor complained and the local police and state police arrested and removed him due to another outstanding warrant. We did not evict her at that time. She stayed and then stopped paying. She hasn't paid any rent in 3 months. We have told her she needs to leave but she refuses. She has been staying there and sent a text saying she sometimes sleeps in her car and sometimes at a friend's house but sometimes stays at our apartment. She is asking for us to fill the oil tank because now she doesn't have heat. Do we have to do this?

Also - what's the fastest way to evict her since she's now living there rent-free?
