I would also look at the coverage for Airbnb and VRBO. If you plan to use a third option, look there as well.  I know it probably won't cover everything and being doubly insured isn't a problem but it's good to know.

@Sedona Emory Hi Sedona, I'd be happy to chat with you. I'm the owner of my firm and have been helping people buy STRs here for years. I've also been in the area since 1996. Most investors want to stay within 20 mins of Asheville, but I can also say there are some smaller towns around WNC offering plenty of outdoor activities that also have great STR occupancy rates as well.

I updated this article recently and thought I'd give you guys the link so you can find out how HOMESTAYS and AIRBNBS are regulated inside Asheville NC city limits, and what properties are grandfathered in as whole-home STRs within the city (permits would have to be kept in place since 2018). There's also a link to the city boundaries so you can search for property addresses listed for sale to see if they're regulated.
