My advice is to step back, & stop trying to be in control so much. If they aren’t punching holes in your walls, or making methlabs, or hoarding, I’d say it’s gonna be fine. Seriously, you can’t tell them they can’t have hair in their bathroom.. I get where you’re coming from, I wouldn’t live that way, but you can’t get THAT strict on someone. It’s a little obsessive

@Stone Jin this is my first rodeo allowing pets in my property. I am a huge animal lover, but just don’t like the way some tenants treat their animals (chaining them outside, creating them 12 hrs a day) as it makes for a mad, destructive animal, so I’ve never allowed it. I’ve noticed that about 80% of qualified candidates, have pets. What is a reasonable amount of deposit, & monthly pet fee? I haven’t called them back yet, but I think I’m going to try it out, & maybe just add something to the lease before they sign, stating that if they are not home, & repairs need to be made, they have to have the dog contained some how, or schedule a time where they could be home. 

I have a family of 4, mom, dad, 2 kids. They have checked out 100% & seem very very qualified. The only thing that I’m unsure about is, they have a Blue heeler. I’ve heard these dogs to be sort of protective, of their families, & territory. Advice would be appreciated. Insurance isn’t what I’m worried about, just worried about the potential of me, or maintenance not being able to gain access to the house without the tenants being home. I don’t believe in crating dogs really, but may have to require it
