Wow this was a long thread! Thanks for all the info @Tyler Jahnke.

My husband and I are getting an inheritance and are unsure of what to invest in and how. We both work, so we thought turnkey might be an easy solution, but doesn't seem as easy as I thought now that I've read your thread.

Thanks everyone! I’m going to hold off on buying until next year since harvey is likely shifting the buy/sell housing market and will reflect next year. I expect a buyers market, just due to increases in homes for sale. Granted these are likely flooded homes, but they’ll sell for a lot cheaper. Could do a flip with low margin gains(?). I hope~ Also, I’ve looked into other markets and modular homes seem to be a lower risk area for me, as far as savings go. And I’m going to an REIA meet/presentation this coming week. I hope to find at least a mentor if not a partner. Finally, I’ve seen that many of you have your own investment websites and I’ll be looking into investing there also. Makes things easier for me! And if there is anymore advice I’m open to taking it! I will take the plunge! I have to!

So I'm looking at trying to find multifamily real estate but everything here seems too expensive. I'd like to get a multifamily for $50K or less because I know itll need work. Should I increase my amount or wait that out?

Hi Everyone,

I've been doing my research and the more I do the more I think this is an impossible task to choose the RIGHT investment. I'm scared that I'll lose all my savings by just starting.

How did you get over that hump? Was it like that for you? Did you research, get excited, then depressed and scared to invest, then suddenly find a niche or a positive cash flow investment?

I'm trying to stay in Houston because that is where I live, but I can't find deals. I looked into liens, but they are so risky and I am so unknowledgeable that I don't think I could make a deal.

Then for rentals or flips, its hard t o find anything below $50K that is truly worth it. Even foreclosed homes are over $100K, many are over $200K. Then there are, what I assume to be empty lots, being sold for a very low price but the price to bring it up to put shelter on it would cost well over $100K. Even using modular homes. So overall, I can't see an investment opportunity.

Am I missing something. Should I just try to build a team outside of Houston?

@Nicole H  I do think its niche but it seems to be growing, also a great alternative to low income housing. I hope it'll grow but because it's so new there seems to be a high entry cost to start building/creating. And, there isn't much financing available. But, I will try and check out a place near me to see what and how they did what they did.

Hi I was looking into section 8 housing investment when I came across the funding cuts for HUD and how vouchers were voided before use earlier this year. I’m rethinking my strategy now since there is a strong possibility that section 8 will be discontinued and, if not, the pool of possible section 8 tenants will drastically reduced. I’m looking particularly at the Houston market. What are your thoughts?

I live in Houston and I'm having a hard time finding any multi family homes for a good deal. Mostly everyone here does single family. I think this market is saturated so I'm having a hard time finding anything worth while.

Thanks Thomas. I guess that means I should stay local. I do worry that Houston is too saturated, though. But I guess that means I’m going to have to get creative about my business
