New Hampshire, and I am almost certain it is real property.

There is an absolute auction coming up about an hour away from where I live. It is a 3 bedroom 1979 mobile home in (according to the listing) poor condition on 3.5 acres. There is a well and septic. The listing describes the land as nice and flat.

I have not been able to see the property yet, however I will have the opportunity to do that before the auction.  I am wondering if a mobile home in that condition is worth buying... My intention is to make repairs/rehab and either rent out sell via owner financing.  

What do all of you with more experience think of this? I will update with more information about the home when I receive it. Thanks everyone!

I am new to the forum, and looking forward to gaining information. My husband started side jobs doing property preservation, and home inspection (He's licensed). We are going to invest the extra money from these into some sort of real estate. We live in the northeast.
