Ignore. Her complaint is likely going nowhere fast. If she is upset, her issue is with her realtor who gave you permission.

Anna,  I think I should have been more clear.  My garages are attached to the units.  I suppose if you had a bigger complex with detached units, then you could rent them for extra.  In fine, it's hard to say exactly what the extra charge is for the garage.  I have duplexes so they have garages, yards and separate driveways.  I can say that I probably get about $150 more than units without those amenities.  I probably could get more.  I raise rents regularly, but I just bought these duplexes in the last year and raised their rents $150 at that time.

Mine rent with the unit and the unit costs more with a garage than others without.

It is not part of my business plan and nor do I plan on doing it.  That said, there must be someone out there making it a business out of renting to those with evictions.  I am constantly seeing people on craigslist or facebook housing sites looking for a place to live with an eviction (and often times multiple) on their record.  Where do they find housing?  Are they paying that much more to make it worth someone's while?  I can't even imagine this as they clearly are not paying normal rental rates.  Do they just try to find someone naive or someone they can sell their sob story to?

the attorney has no authority behind the command to not contact their client. I would, however, NEVER discuss the fall or anything that resulted from it to protect yourself.

Stupid wallpaper.  I want to impose an idiot tax on anyone who puts it in their house.  J/K.  My mom is the biggest wallpaper lover of anyone and I just don't get it.  I, too, have spent relentless hours scraping wallpaper.  Worse when people have painted over it.  I'm going to invest in a steamer going forward.  I've heard that's the way to go.

I would just google Tennessee Landlord Tenant Statutes and start from there.  That should take you to a link for your state statutes.  Read them multiple times.  Then go to other sites and read those remembering that not everything you read on the internet is true or accurate.  That's why it is so important to read the statutes directly first.

Very state dependent.  Here in Wisconsin, for a death of a tenant there are certain rules about notice and breaking the lease.  I certainly wouldn't let anyone in but the executor or you could risk a claim from the beneficiaries.  If they use their own keys, that is a different issue.  I would give them a bit of time and then reach out to the brother in another week or so to find out what the family's plan of action is on this to start that conversation moving.  Find out if there will be a probate and what the expected timeline for the appointment of the executor.  From the executor you can get the timeline for cleanout of the property.

One was to be drawn on October 19 but was drawn later.  Ultimately deposited into my account on October 27.  Not sure when they actually drew it out.  The other was scheduled to be drawn on November 1 and was deposited in my account on November 7.  One was scheduled for November 2 and I haven't received that one yet but I anticipate it tomorrow.  That said, I'd say it is still quite slow.  My tenant who got caught in the original bankruptcy mess started using Zelle to pay me and that is the same day and free.  I'd look into them if I was going to use any service.
