what if I formed a LLC and purchased future properties under that? or would that just make an enormous hassle?

Oh my gosh - I feel like I need a law degree to read all this! :shock: just kidding - this is super great information - I'm going to try and study up to really understand.

Oh, interesting! Thank you for that information. I've never even heard of that trust thing. Does anyone else use that?

Hi - i've read a few of Jay P. DeCima's books and think they are pretty good. Has anyone been to his seminar that he holds in California? Is it worth the money?

Hello, I'd be interested in any advice/opinions people have on forming a corporation (LLC or S) to protect assets.

I have 3 rental houses that I've aquired over the last couple of years. I plan to jump into real estate investing full time later this year.

Right now these homes are all under my name (and my husband's). I have insurance on all of them of course -- but I'm wondering if I should be looking into putting them under a corporation - so that if I got sued or something not all of my assets would be vulnerable.

I'm not sure ... just asking -- please tell me your opnions!!

I see the term "ARV" in people's posts -- what is it?

Hi - I'm pretty new to this business. I am wondering if there is any place that you can tell more information about a property than you can get on realtor.com. I found a home in Wichita Falls, TX --- and its priced significantly below their tax appraisal (which i can look up online) - its also below per sqft what other houses in the immediate vicinity are selling for. The house needs updating - that's for sure - but I'm trying to figure out why its so much lower than the appraisal. I know I can ask the realtor -- but I like to find out information for myself - just to make sure its unbiased. I wonder if someone had a contract on the house and found something major wrong. Or maybe the house has been on the market for eons. I don't know if i'm going about this all in the correct manner - that's why I'm seeking your advice!

Hi -- I'm looking for some advice on what verbage to use in my house lease agreement for landscape maintenance. The house I plan to rent is in a nice neighborhood - so it matters that the lawn is kept mowed, the sprinkler system is used, and the flower beds are kept weeded (or at least not allowed to go completly wild). Any suggestions?
