Thanks for your reply. How do you find the motivated sellers...what methods work here....Bandit signs, putting flyers on peoples doors? Which methods work best in NH?

Hi all:
I have been looking for property in the Southern New Hampshire area. Where do find a "good deal" in NH? I am looking for a deal in wholesale then fix and flip the house to start making money. The problem I am finding up here is that alot of property in the Southern NH are highly priced and there is little room for profit after all the expenses are taken out for fixing the property up. Thank you and a suggestions would be great.

Just what you said it would be too many liens against the property. A no go here..

Salem, Derry, Londonderry, and Manchester. Lots of families move to these areas because they can not afford the Boston area and what you get for your money there (Just sold our house last year in Burlington, MA) is 2X plus the house in NH.
I am starting out buying single family houses and flipping them to get started.

In NH if someone files for Bankruptcy can the creditors owed come back and attach a lien against their house that has value? This is a foreclosed property and is bank owned.

I am looking at a property on Monday

Market Value for a single family is in the $300's
Sale Price is $30,000
I already researched the records and found out that there is $10,000 owed on the property in backtaxes. I have to find out if the owner filed a ch 7 or ch 13 bankruptcy and I also have go to the countys office and look up to see if there are any existing liens against this property. Is there anything I am missing here as far as an unforseen added expenses that I need to be aware of? I live in NH. Any advise would be appreciated.
I think that the house has been trashed by the previous owners of the property. Maybe too good to be true...but going to check it out anyway.

I am a newbie and would like to know how you go about finding a bird dog in NH. How do you find these individuals? Also would like to find a good real estate lawyer. Any information would be helpful
