Post: Patch of Land scam?

Hi, I think I'm being scammed?  Today I saw Bigger Pockets name on an online ad for Patch of Land.  So I'm hoping you can help me?  I purchased and closed on a property from Patch of Land in 2020.  This month the local Title Co contacted me, saying they discovered they have $1000 of my earnest money. (A different Title Co was used to close).  They need Patch of Land to release our funds.  A guy with Patch of Land said they will only release it if I split it with him.  I called and talked to the guy myself.  He said he is not required to sign anything.  If I want my funds released, I have to give him half.  He said he is the only guy there trying to close stuff up for them.  This is so shady please advise.

@Jesse Stein I had a paid off rental home (former residence). My yearly rent was $33k. I was thrilled! I did a 1031 and purchased a new asset that rents for $100,00/ year. I still have $$ that I need to refi out of my building. Just looking for what I want next.

This is not my cash flow but you get the idea. I would 1031 it!! Best wishes!!

@Michael Reeder we just purchased an office building in Edmond, OK. We are using The Property Center to lease it and manage it. I’m not sure if they manage in Enid?

I'm struggling with deciding on cabinets.  We are redoing several duplexes.  They are in a B-/C class neighborhood.  I was planning on Hampton Bay by Home Depot.  However such bad reviews?  Any suggestions?

I'm picking flooring for 8 units.  They are smaller duplexes.  I want waterproof.  Right now Home Depot has their Home Decorators waterproof flooring in Coastal Oak on sale for $1.89/sq ft. (reg $2.39)  Is this good flooring?

The Lifeproof is listed in the same waterproof catagory.  I know that one is popular.  But it is $3.19/sq ft.  Is it that much better?

When we used a local bank on a local project- they said yes.  The out of state financing and property-they said no.  Good luck!

@Steven Calascione nice job!! How did handle the city inspector? Did your contractor do a floor plan or you? Did you have to bring a lot up to code?

Hi, we used Kent Peterson  at Hawthorne Bank.  We live in Texas and they were fine with out of state. We purchased a 6 plex about a year ago.  We did have to do a write up about our plan to improve the property.  Plus a financial statement.  I'll send you a message because it won't allow me to leave his number.  If you have any other questions, let me know!
