I am running an analysis on a property I am looking to House Hack in the Morristown area. I have attached the link for the property and my analysis. I would like to see if I am way off base with my analysis. Any feedback would be helpful.

 I agree, since I am not local I would have to have that PM in place for the gaps that you mentioned Greg S.

The need for a good Handyman is also something I need to look in to. Roger H. I think your right about the repair part with the PM where they are just the middleman. I think it would help with some of the workload assuming the PM will oversee repairs and help deal with tenants.

BP's newbie here, I wanted to get some advise on renting out a condo that has an HOA, would I still need a property manager if it is not required by the HOA? I am from NJ and looking to purchase a condo in the Delray Beach, FL area as my first rental property. I understand that I am responsible for the HOA fee's however, depending on what the HOA covers I am not sure I would need the addition of a property manager. I do not want to assume, as we all know what happens when we assume. If anyone would be kind enough to share their experiences or thoughts I would greatly appreciate it.
