Hi Geraldine, 

Congratulations on your decision to get started with real estate investing! 

I am an investor and credit specialist based out of Atlanta, GA. 

My question is do you have a social security number? If so you should be able to easily start establishing credit for yourself. I would recommend applying with Capital One as they deal with consumers with limited to no credit history. 

I would recommend that you may want to use your siblings address with the application. I have a number of recommendations on how you can eatablish ceedit and get your score up, but that is a great place to start.

Yes of course you can definitely do that.

The advice that I have is make sure that you come to an agreement on what each of you will be doing in the partnership. It can definitely help to have someone who is experienced and can help you in the structuring and negotiation.

What type of deals are you trying to do? Wholesale? Buy and then rent them yourself? Lease options?

Abraham Bakre, that is a great idea. Personally I do think he spent a lot of money but the psychological effect was so powerful that he knocked out a number of deals out the gate just because he felt he had back up.

If you can get a good mentor to trade your time for mentorship that would definitely be ideal!

Dawn A. actually...apparently yes it is that easy to make money as a mentor.

I can speak to this. I have a friend of mine who studied a bunch of books, courses, dvds, cds etc. and we spoke after he had been studying for awhile and I tried to assure him that he knew enough to get started and get deals done.

As it turned out...he didn't think so - so went ahead and paid a mentor $4,000 to "mentor" him - which really turned out to be giving him some more materials that said the same thing that he already had and providing him a phone number that he could call so that he could get advice from him whenever he needed it.

Long story short...it was apparently worth it because it gave him the confidence to step out and finally start doing deals.

I think mentors are a great option if you are not feeling 100% confident and want the security of someone that you can run things past to help and answer your questions.

Braden C. is dead on about the mailers! We have been doing them for about 3 months and were able to get 6 deals done as a result of them.

It absolutely happened like that...the sellers were not necessarily actively looking to sell but the mailers made them think about their vacant properties and bad tenants so they were motivated to call.

Hello everyone!
My name is Jennifer Carroll and I am brand new to Bigger Pockets and excited about connecting with other members of the community.

A little about me: I was a real estate agent and loan officer and did some investing for over 7 years in my home state of California. After moving here to Georgia I still dabbled in real estate as loan originator and then started my own marketing company that specializes in internet marketing & website design.

I have decided to get back into real estate as a wholesaler and for the deals that look really sweet as a cash buyer.

I am looking to network with wholesalers, rehabbers, cash buyers, etc in Atlanta. I am also looking to connect with people in neighboring states that have great cash flow deals that have over a 10% cap rate.

Some of the value that I plan to bring to the community is my extensive knowledge of marketing - both online and off and how it can be used by investors & real estate agents to help them effectively and quickly market their properties.
